So how much of a better deal can one get on a demo F30 if I'm looking for a 4 yr lease? Also keep in mind I'm a return customer!

If you wait until like October you might be able to buy one of the demos that are on lots right now. I have no idea when kind of deal you'll get, but keep in mind those cars were test driven (test drove?)...anyway, that means they probably weren't broken in the way BMW recommends.
